A drastic decline in quality!
Unfortunately, this stay finally confirmed my belief that Accor’s service quality is drastically declining. I remember Adagio hotels as having a solid, good standard. What I found in Nice was a complete contradiction of that former quality.
We arrived at the hotel around 6:30 PM. We were assisted at reception by a very nice lady originally from Russia, who was visibly overwhelmed by the number of guests. Despite her best efforts, the check-in process was chaotic due to staff shortages.
We received a room on the 3rd floor. What we saw is unacceptable for a chain hotel. We were greeted by stained carpets in the hallway. The room itself was in tragic condition - tons of disgusting stains on the floor and bed, and other people's hair lying around in many places. The hygiene level resembled a seedy motel. There wasn't even a place to safely stand.
I reported this to reception. They suggested I wait until the next day for someone to check out, claiming there were no free rooms. I protested firmly, as sleeping in such conditions is beneath one's dignity. I demanded a change of hotel. Suddenly, a room on the 5th floor was found.
It is slightly better there - dirty laminate flooring instead of dirty carpets. However, it is still far from clean. The floor is still dirty in places, and there is a layer of dust on the nightstands. The balcony door is broken. Damage and wear on furniture and equipment are visible everywhere. The TV constantly disconnects from the internet, making it impossible to watch anything.
I planned to use the kitchenette, which is the main advantage of aparthotels, but the omnipresent filth in the room discouraged me so much that I didn't even touch it. It is scary to prepare food in such unhygienic conditions. I don’t even know if the equipment works, because the air conditioning certainly does not.
Resting in this hotel is impossible for several reasons. Instead of one large bed, we received two mattresses of tragic quality pushed together. There are disposable hygienic pads on the mattresses that have clearly been used many times. They rustle so loudly with every slightest movement that sleep is impossible. The room is stuffy. Soundproofing is non-existent, so you can hear literally everything happening in the hallway and adjacent rooms.
At check-in, we collided with an absurd cost-cutting policy. We were informed that housekeeping takes place only once every 8 days! If a guest wants cleaning sooner, they must pay. Even worse, changing towels or bedding also costs extra. Charging fees for a fresh towel is embarrassing and stingy.
The only plus of this property is the good location. Everything else - from cleanliness, through non-working AC and worn-out equipment, to the bizarre fees for basic services - is abysmal. The receptionist from Russia stands out positively because she really cared about the quality of the stay and was very concerned about the situation. The rating is higher solely thanks to her.
Hotel hygiene is an absolute priority for me. I cannot imagine sleeping in a place that has not been properly cleaned. I refuse to sleep in bedding that has not been changed after a previous guest. I do not want to walk on carpets full of stains and hair. I should not have to feel disgusted when touching towels, glasses, or even the sink. A hotel stay, and especially an aparthotel stay, is supposed to be comfortable and relaxing. In this case, it was neither.
If you are used to the standards offered by other chains, give this place a wide berth. It is not worth it.

Good location
Location is very good 5 minute walk from Nice Riquer Statiom which was handy for getting to Cannes & Monaco. Also a few minute walk from Republique Tram stop which had a direct line to the old town and the beach.
Water filling station in the lobby was very handy.
Shopping centre across the road from the apartment.
We stayed in a one bed apartment, the air conditioning was as excellent. The apartment itself was a little shabby in places holes in the curtains, marks on the wall it could do with a bit of TLC. We were on the first floor and had a large balcony but there is no furniture on the balcony and it clearly states that you cannot bring furniture from apartment out. There was a hoover but no sweeping brush a sweeping brush would be handy to tidy up after yourself.
The pool on the rooftop is small but adequate there are no beds at the pool even though there would be plenty of space for them.
A €169 deposit was held on my account I was not informed about this on check in when I paid for the stay. It would be nice to be informed of this deposit.
All in all a basic slightly shabby apartment but central and cool which is perfect for a short city break in Nice.

Good location, but some issues with the apartment
However, the bathroom was looking very tired, with the panelling on the bath falling off, and the shower head continually sliding down the metal pole it was attached to. The toilet was separate, on the other side of the apartment, nowhere near a sink. We had problems with the dishwasher, with a mysterious red light showing and the instructions given by the Adagio via a QR code were for a completely different machine. Eventually we figured it out.
The kitchen sink was blocked, and draining very slowly. When I reported this, I was told that as it was a Friday evening, there would be no maintenance staff on site until Monday morning and the only solution offered was to change apartments. We decided not to bother and use the sink as little as possible. We were there for 5 nights, a short stay is probably OK, but I wouldn't recommend it for a long trip.
